Home buying flips to a buyers’ market

More residential homes are for sale and they’re listed at slightly lower prices, according to the Greater Capital Area Association of REALTORS®.

During January, the median sold price for a home in Montgomery County was $595,000, which is a 6.9% decrease compared with December of 2025. The average number of days homes were on the market was 44, a 9% increase. During January, there were 594 new listings, which is a 61% increase.

“This is a remarkably different environment than what we’ve seen over the past few years,” said GCAAR President Russell Brazil. “Since the pandemic, we’ve most commonly seen fewer listings, many of which received multiple offers, putting buyers in the precarious position of having to beat out other buyers for limited inventory.”

He added, “But now, with so many new listings, buyers have the luxury of choice between more properties that meet their needs. This means they also have more leverage to take their time, work with their REALTOR® to negotiate and make an informed decision.”

The Greater Capital Area Association of REALTORS represents more than 11,000 real estate professionals in the Washington, D.C. area.
